This year, Essential Property Solutions, and their director Louise Doedée, were finalists in three categories at the Powercor Geelong Business Excellence Awards (2017). Essential Property Solutions was a finalist in: ‘Micro Business’ (1-3 employees), ‘Emerging Business under 3 Years’ and ‘Best First Year Entry’.
The Geelong Business Excellence Awards Gala Presentation Dinner was held at The Pier on Thursday 17th August, with a capacity crowd of 600 guests. Over the past several months a Judging Panel of 15 business leaders scrutinised and scored entries, made site visits to the businesses and vigorously debated amongst themselves over finalists and category winners.
A wide range of businesses entered the Awards which offered 20 Categories, and included categories for The Business of the Year, and 2 new categories this year for Business Leader and Young Entrepreneur.
Local newspaper, The Geelong Indy published a 24 page supplement covering the event on the following day, with articles on finalists, acknowledging winners and sponsors alike. The Indy also included a message from Prime Minister, The Hon. Malcolm Turnbull where he recognised the Geelong Business Excellence Awards as an important opportunity to reflect on and recognise the abundant talent found across our regions business community.

In safe hands
Louise Doedée’s Essential Property Solutions was a finalist in the categories for ‘Best First Year [entry]’, ‘Micro Business (1-3 Employees)’ and ‘Emerging Business Under 3 Years’ at the 2017 Powercor Geelong Business Excellence Awards.
[Essential Property Solutions] commenced operations in 2014 after identifying a gap in the property services market. Starting out with zero clientele, Essential Property Solutions now services clients in Geelong, the Bellarine Peninsula, and the Surf Coast from Torquay to Apollo Bay.
The company provides services to commercial property owners, real estate agencies managing commercial properties, and owners’ corporation managers. The services help clients comply with the Building Act, under which all commercial property must comply with building safety regulations, known as Essential Safety Measures (ESMs). The various [Essential Safety Measures] cover a raft of items to protect the safety of occupants, including fire equipment, emergency and exit lighting, quarterly egress inspections, and a range of other inspections.
The company estimates that 99 per cent of owners are unaware of their mandatory obligations under the regulations. Essential Property Solutions provides inspection services for the required three-monthly inspections, while also managing and coordinating each client’s fire and other contractors. The company maintains all ESM records for the site and prepares an Annual ESM Report, required under building regulations.
Essential Property Solutions also provides a commercial property lease and negotiation service, largely assisting small-to-medium commercial tenants without expertise in their business to successfully negotiate their own lease. The company has achieved substantial savings for its clients, ranging from extended rent-free periods, reduced outgoings and landlord contributions to the tenant’s fit-out.
